Your deposits.Your income, estimated.

Self-employed? Non-QM bank statement loans can qualify you on 12 or 24 months of bank statements instead of tax returns. Get a rough idea of your qualifying income in under a minute.

Which statements will you use?

Add up 12 months of deposits and divide by 12. Leave out transfers between your own accounts, loan proceeds, refunds and other one-time deposits. Deposits from other companies you own or are affiliated with may not count unless you can show they are actual business income, not transfers.

Business expense factor

The share of deposits a lender treats as business expenses. 50% is a common starting point. Some lenders use a lower factor for certain businesses or with a CPA or tax preparer letter.

*Lower expense factors are available only in certain situations, depend on lender guidelines, and may require a larger down payment.

Minimum payments on car loans, credit cards, student loans and other mortgages. Not utilities or phone bills.

How lenders readyour statements.

01

Total the eligible deposits.

12 or 24 months of statements. Transfers, loan proceeds and unusual large deposits are usually removed or need an explanation.

02

Subtract business expenses.

For business accounts, an expense factor is applied, then your ownership share. Personal accounts usually skip this step.

03

Average it by month.

The result is your monthly qualifying income. Declining deposits can lower it, so lenders look at the trend too.
